What Is an ALTA/NSPS Survey?

An ALTA/NSPS Land Title Survey is a comprehensive boundary survey that additionally shows improvements, easements, encroachments, utilities, access, flood zone status, and zoning classification — everything a title insurer needs to issue an extended coverage policy. It is jointly governed by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS).

Unlike a standard boundary survey, the ALTA survey must address a negotiated list of optional "Table A" items requested by the client — such as parking counts, building square footage, setback distances, utilities, and more.
